Description
You will be responsible for providing day-to-day management of all construction related matters for the renovation of single-family residential and multi-family properties in the Philadelphia metro area (primarily Kensington, Temple, West Philadelphia). Properties are within a 25 mile radius.

Primary duty includes supervision of GCs and subcontractors, adherence to code and permits, contract administration and monitoring schedule and budget for specified project.

Part-Time position with path to Full-Time as we grow. Set your own schedule. 90% in field, 10% in office.

Candidates must be detail oriented, organized & strategic, team players with good communication and basic computing skills, able to read blueprints, occasionally lift 75lbs and have either a Construction Management Degree or a minimum of 3 years applicable field experience.

Duties and Responsibilities:

Plans, directs, and manages complex construction projects, primarily focused on single-family home flips, and occasional multi-family

Assists with conducting property inspections before bidding and with contractors,, obtaining all necessary permits and establishing building budgets

Evaluates specifications for plan procedures, start and completion dates, and subcontracting requirements for each phase of the construction project

Define and maintain material standards and guidelines for contracts

Reviews contractors’ initial construction schedule and SOW, submittals, schedule of values, and responds to contractor inquiries. Negotiates with contractors to achieve a fair and reasonable cost for change orders and review their impact on the project

Oversees, manages, and facilitates all project phases from planning to the design phase (e.g., inspection checklists, building code adherence, security considerations, punchlist, verification of materials, etc.). Spot-check contractor performance thru the week and document progress with photos and project updates

Manage handyman staff including schedules, reviews and implement disciplinary actions when required

Coordinate with Property Management, Real Estate agents, assistants, and utility providers for viewing and managing properties

Maintain guidelines and material lists. Develop discount & sourcing relationships with suppliers

Manages schedules, budgets, and coordinates with subcontractors pertinent to construction projects

Maintains working knowledge of building codes, tax abatement, re-valuation processes, OSHA safety standards, laws, rules and regulations

Maintains daily contact with client about upcoming assignments and projects

As needed, visit County Court or city permitting to pull public records or start permits

Assist with additional field services as needed

Minimum Qualifications:

-

Bachelor’s degree, specializing in civil engineering or construction management. Deadline and detail-oriented

-

Ability to work as a team member without close supervision

-

Strong writing skills to support technical reporting as well as oral communication skills are required, and proficiency with MS Office including Excel, Word, project management software, and WhatsApp

Ability to lift at least 75 lbs
